Sell vacant commercial property
A tenant has left, your business has moved or the building is no longer needed. You can enquire about a sale while the property is empty or partly vacant.
We introduce commercial property owners to potential buyers.
When did it become empty?
Tell us when the premises were last used, who occupied them and whether any lease or licence continues.
An empty building does not necessarily mean all rights of occupation have ended. Commercial leases need to be checked. Ask your solicitor before promising vacant possession.
Condition and access
- Who holds the keys and how an inspection could be arranged.
- Known roof, water, security or other repair issues.
- Utilities that are disconnected or need checking.
- Equipment, belongings or alterations left in the building.
A short description is enough to enquire. Current photographs, plans and details of known problems may be useful later.
Rates and other responsibilities
In England, an empty commercial property can still have business-rates liability. Check relief and the account with your council using the official guidance.
Vacancy does not automatically exempt a building from an EPC for sale. See the EPC guidance or ask an accredited assessor.
Enquire before deciding on repairs
Tell us about the property as it stands and why you are considering selling. We’ll discuss whether we can introduce potential buyers. Any work and fees are agreed before proceeding.
You do not need to carry out repairs to make an enquiry. Whether work would be worthwhile needs a separate property-specific discussion and, where appropriate, surveying advice.
Common questions
Can I enquire about a building that needs work?
Yes. Describe any known problems. Whether we can help depends on the individual property.
What if only part of the building is empty?
Tell us which parts are vacant and how the rest are occupied.
How quickly could it sell?
Timing depends on the property, buyer, funding and legal work. Tell us about your preferred timescale; a completion date is not guaranteed.
