Sell commercial property in Hertfordshire
We accept enquiries from commercial landlords and owners across Hertfordshire. These local examples explain which council boundaries and planning restrictions to check.
We introduce commercial property owners to potential buyers.
Check the council boundary
Hertfordshire has 10 district and borough councils. Ordinary retail and industrial planning applications go to the relevant district or borough, as the county’s guidance explains.
Use the property address and plans to identify the authority and land included. The examples below focus on west and south-west Hertfordshire; enquiries are welcome across the county.
Offices around Clarendon Road, Watford
Watford has an office-to-residential Article 4 direction for mapped land in the Clarendon Road Primary Office Location. Its boundary changed in May 2024. Check the current council page and modified map before describing a conversion opportunity.
The map matters: a Clarendon Road address alone does not establish that the direction applies. Prepare tenancy information and any planning decisions for the office.
Watford’s industrial areas
Watford publishes separate Article 4 directions and maps for industrial areas including Watford Business Park, Imperial Way and Colonial Way, and Shakespeare Road. See the employment-area information.
Check the precise land and planning history alongside the yard, loading and tenancy details. The directions cover mapped land and specified changes of use, not every building in an estate.
Employment premises in Three Rivers
Mapped parts of Croxley Business Park, Maple Cross/Maple Lodge and Tolpits Lane are covered by Three Rivers’ commercial-to-residential Article 4 direction. The modified direction took effect in March 2024. See the current direction and maps.
Check which council covers the building; a nearby Watford postal address does not establish that Watford’s rules apply. Take planning advice on any proposed change.
Shops in local centres
Three Rivers also identifies mapped areas in Rickmansworth town centre, Chorleywood and Abbots Langley for the commercial-to-residential direction. Read the council’s explanation alongside the current maps.
For a shop with upper accommodation, describe each part separately and mention previous approvals. The planning position can differ within the same town centre.
Enquire about a sale
Enter the property’s postcode and type, then your contact details. We’ll discuss the building, any tenants and your plans, and whether we can introduce potential buyers. Any work and fees are agreed before proceeding.
