Sell your office property
Whether you own an office suite, a floor or a whole building, tell us what is included and who occupies it. Shared facilities and building costs are useful details to have ready.
We introduce commercial property owners to potential buyers.
The space you own
Explain whether the sale includes a whole building, a floor, a suite or another interest. Include any parking and storage areas.
For a unit in a shared building, describe the entrances, facilities and services it relies on. A plan can help show what is included.
Tenants and shared building costs
- Who occupies each floor or suite, and which parts are vacant.
- Shared entrances, lifts, toilets, heating and cooling.
- Service charges, known repairs and planned major works.
- Available leases, floor plans and EPC information.
Check the lease before assuming who pays for repairs or shared costs. Government guidance explains that many responsibilities depend on its terms; your solicitor can advise on the document.
EPCs and changes of use
An EPC is generally needed for a commercial property sale in England, subject to exemptions. A separately occupied suite may need a different assessment from the whole building. See the official guidance or ask an accredited assessor.
If you are considering a change of use, check the planning history and local restrictions. An empty office should not be presented as suitable for residential conversion without the necessary advice.
Discuss the sale
Enter the postcode and choose Office. We’ll discuss the space, tenants and your preferred timing, then whether buyer introductions are appropriate. Any work and fees are agreed first.
If the office is used by your own business, tell us whether it can be vacated separately from the rest of your premises.
Common questions
Can I enquire if some floors are occupied?
Yes. Explain which parts are let, used by your business or empty, and the agreements covering them.
Do you provide a valuation?
We do not provide a formal valuation through this website. You can tell us an asking price or share an existing valuation later.
Can I enquire about a leasehold office?
Yes. Say that it is leasehold. Your solicitor should check any sale restrictions or landlord requirements.
